Charles Ruoff - Real Estate Broker
Charles Ruoff helped us with buying our first apartment in Park Slope during the 2021. He is very knowledgeable of the Park Slope area and had previous experience in most of the buildings on which we visited - and provided us with useful point of views and aspects we had not thought of for each building . Always punctual , patient and with a good sense of humor he helped us navigate through a stressful buyer season and after having an offer accepted guided us though the many intricate steps required to reach to closing . Just to throw my 2 cents in. We worked with Charlie Ruoff at BHS to buy, sell, then buy again within the same neighborhood over the course of the last 10 years. He is a long time resident within Park Slope and knows the neighborhood and surrounds inside and out, for all levels of purchasing. Charlie Ruoff of Brown Harris Stevens has been our long-time broker in Park Slope. We bought our first apartment through him, in a coop building 10 years ago during a recession. We sold that apartment through him two years ago, and finally bought a house through him during COVID, having just closed this early fall. He knows the Park Slope and nearby Brooklyn market inside and out, block by block, as a long-time broker and resident. He also understands the market extremely well, pricing properties appropriately, from apartments to high-end townhouses. What I appreciated about him as a buyer's broker is that he has eye for a good value, potential long term benefits and problems with particular properties and neighorhoods. He often knows a great deal about specific apartments and houses because he has represented the property in the past. He has a deep knowledge of idiosyncrasies of the coop building dynamics and application process. For our recent purchase of a 2 unit Brownstone, he was tireless in helping us to identify properties within our search criteria over two years through multiple bids, guiding us to make a competitive offer without overpaying. He nudged us toward and away from our initial impressions with consideration of long-term suitability for our family and value. Given the additional anxieties and rules around buying during COVID, he guided us through an extremely stressful time. He also referred us to a mortgage broker who gave us an exceptional mortgage interest rate, who made the application process extremely fast and efficient, and an inspector who was exceptionally meticulous. As a seller's broker for our former apartment, he had impeccable taste for staging, working with a team of brokers who styled and represented our apartment. He helped us to navigate through the emotions of selling and buying with timely, helpful advice, and a great sense of humor. We worked with Charlie on the sale of our co-op in the early Spring of 2019. We interviewed a number of agents across a few firms (and even considered doing a for sale by owner), but what struck us about Charlie is that he provided a level of candor and experience that felt truly unique. He provided an honest assessment of our apartment (what needed work and what we shouldn't worry about); he and his firm beautifully staged the space (Charlie's taste is excellent); he had a clear vision and executed that vision to list our apartment in the exact timeframe he laid out from our very first meeting. Charlie Ruoff of Brown, Harris, Stevens, was our real estate agent/broker in the sale of our apartment from 2015 to 2016. We opted to work with Charlie after interviewing three other brokers, and while all of them were very nice, Charlie’s experience, professionalism, candidness, and the high praise he received from many friends and acquaintances he had worked for led us to sign on with him. Charlie had a team of people he uses to execute the process of de-cluttering and staging our apartment, and he coordinated all of the details of painting, touch-ups, furniture rental, plantings, etc…. The individuals who did all of this work were truly lovely and incredibly helpful. Throughout the process of selling our apartment, Charlie was honest, responsive, communicative, and patient. He clearly understood the inconveniences of selling an apartment with two young children living in it, and he made every effort to make the process of showings and open houses as painless as possible. He was respectful of our time and space and clearly understood that he was working for us in this process. In the process of negotiation, Charlie’s experience and persistence made him a fierce advocate. He articulated his strategy to us at each stage of the process, and he listened to, responded to, and assimilated our suggestions and questions. Charlie consistently employed tact and diplomacy in dealing with all parties throughout the process; he helped keep everyone working together, retaining a (helpful) sense of humor. Even when we hit obstacles along the way, Charlie helped us see the big picture and kept the process moving along as smoothly as possible. He recommended a fantastic lawyer, Kurt Roth; having worked with a few lawyers over the years, we were incredibly impressed by Kurt, who works often with Charlie, and feel grateful to have been referred to him by Charlie. Our family of four moved into our new home in Park Slope this past summer and we used Charlie from BHS. Charlie went out of his way to find our perfect home and took great pains to make sure this was the home that we wanted and that it was right for us. His attention to detail, patience, promptness with questions and availability made this whole transaction incredibly smooth. He also acted as our seller agent in selling our old apartment on President street and again showed us the same level of attention and professionalism. He handled the staging, took care of fixing things that we hadn't even noticed looked amiss, was courteous to our neighbours and respectful of our building rules. I am writing to recommend Charles Ruoff of Brown Harris Stevens as a broker in the highest possible terms. For this first-time seller, Charlie was great – he made the experience as stress-free, seamless, efficient and, yes, even pleasant, as possible. Among his great assets are his knowledge and experience and his instincts. First, his knowledge of the process allowed him to guide me through what was normal and standard, to predict how things would unfold and to help me understand what was “part of the process.” I am sure there are areas where Charlie foresaw and averted problems. He informed me along the way of issues that arose – or that might arise – so I would be surprised as little as possible. He was straightforward and frank when there was bad news or if there were things that needed to be brought to my attention. Second, Charlie possesses a great knowledge of, and feel for, the market. It made him quite accurate in both pricing the property and in how long things would take. His feel for the market seems tremendous and he seems to have his finger right on the pulse of the Park Slope market. Charlie Ruoff was everything we could have wanted in a broker. We were selling (for the first time). He helped us understand the market, spoke frankly about our apartment's strengths and weaknesses, and helped us show off our apartment's strengths. He brought in a group of lovely people who helped us declutter and make it look so much better. They even lent us furniture for the showings. We became a little overwhelmed during the bidding process (we received multiple offers) and during the contract signing, but Charlie really helped us through and made us feel like we had a real expert in our camp. Before we signed on with him, we were a little concerned that he wouldn't pay much attention to our mid-range apartment listing, considering the many high-end places he represents, but he was always extremely responsive.
