Comment:  I’m the board president for our small self-managed co-op and we use Bob Dubno as our attorney. I can not recommend him enough - he’s an old school Brooklyn lawyer who’s seen it all. As I’m sure you know, random issues always come up in small co-ops and he’s always been available for advice and has never steered us wrong.

Comment:  Our 8 unit co-op uses Bob Dubno - for exactly the kind of representation you've described. He didn't charge a retainer, and he only bills for legal work he does - usually phone calls are free.He is very knowledgeable and experienced. I suggest you consider him as part of your search.

Comment:  Bob Dubno helped us buy our first apartment three years ago and was an absolute gem, always accessible, really responsive, and very patient and thorough in explaining everything to us. When we decided to sell our place and buy a bigger apartment a few months ago, we immediately called Bob and he jumped right in. Our sale and purchase was a long, messy, stressful affair with all sorts of twists and turns and I am certain that neither deal would have gone through if we didn't have Bob on our side. I must have called Bob's office a few times a week for two or three months, and for a stretch there it was every day, several times a day -- not once did he or his amazing team, who were every bit as responsive and knowledgeable as he, ever brush me off, leave me hanging, or get short-tempered about the debacle. He'd return my calls at 10pm, was endlessly patient and, most importantly, impeccable in his thoroughness. Our interests were protected every step of the way (as was our sanity) -- I never panicked because I knew Bob could finesse any problem which popped up. At our closing, which came a hair's breath from being cancelled halfway through it, Bob single-handely saved the day. When everything was signed and we were about to leave, the title guy told me, "Your attorney just pulled a rabbit out of a hat. None of us thought this closing was going to happen, but he got it done." He knows his stuff backwards and forwards, is incredibly committed to his clients and is resourceful, too. Not to mention, just a genuinely lovely guy. I never could have guessed I'd wax rhapsodic about a real estate attorney but he was exceptional from start to finish. Bob's the guy who want in your corner when you buy or sell your apartment.

Comment:  You will also need a real estate attorney when you buy. We used Robert (Bob) Dubno on 7th Ave and he was GREAT. He really "dumbed down" everything for us so we understood all the real estate legalese and exactly what we were signing when we went into contract and, more importantly, at our closing.

Comment:  I can recommend Robert Dubno whose office is at the corner of President St & 7th Ave. His phone # is 718-789-7777. He has worked with us at Brown Harris Stevens, as well as the other brokers in the neighborhood, for many years and he has a very good reputation.
